If hot water runs normally caring1 writes: Thu, 01/17/2008 - 11:05am
If hot water runs normally throughout the rest of the house, then you are probably talking about some type of restriction at the valve. Chances are that you need to rebuild or replace the hot water valve. If you are going to replace it, the ceramic valves are much more maintenance free than the older washer types. Turn off the water to the house before doing this project. After removing the valve, which will probably require a special wrench that you can get at any home improvement store, turn on the water for a short period to flush any contaminants out of the line. To reduce the likelihood of this type of problem occurring again, or frequently, you may want to consider installing a whole house filter. That will catch any sediment in the line before it gets into your system. It won't protect you from rusty galvanized pipes within your house. By the way, if the hot water still doesn't come out in a good stream when you flush the line before installing the new valve, then your problem is probably rusted pipes, and your best bet is to have your house repiped with copper pipe. That is usually too big of a job for most home owners, but if you check around, you can generally get good competition from the professionals and end up with a fair price. You can get a reduction off the price if you are willing to patch and paint the walls and ceilings after they are opened to give access to these lines. I'll share quick fixes on that, if you are interested. Another possibility is that you haven't been flushing your hot water heater, so sediment from that has been filling your hot water lines. You may need a new hot water heater. You can attempt to flush the hot water heater, through its drain. You may also want to remove the screens/aerators from all your faucets and clean them out, so the water flows better at all locations. Feel free to reach out if you uncover more information or need more specific instructions.
