Remodeling Garage

I live in Dallas, Texas. I want to remodel my garage so that it will function as a Bedroom and play area.

The room will be for 3 year old twin girls and a 2 year old little boy. I would like to add a window, ceiling fan and carpet on the concrete floor. I also want to make sure that the room can be converted back into a garage at any time. I don't know where to start or what I should do first.

Can anyone help me with ideas and suggestions?

One concern I would have if using it as a bedroom is safety. Most garages are not as burglar proof as the main house, so that is something to check into. As a playroom, however, you have more options. I would talk with a few contractors or handymen to get ideas about where a window could go and how to do the carpet. Do you have an overhead garage door? That is another issue -- don't want the kids playing with that. If you're just adding carpeting, it should be easy to convert it back later. Good luck!

The first thing will be the window. I don't know of any websites that you can see the framing but you should be able to view one at any jobsite in your area. The header should be the same size as your studs. ie 4" studs = 4" header 6" studs = 6" header. The hole itself should be the same size as the window call-out, ie 4'0"X6'0" = a 4 foot by 6 foot hole ect... ect... The height of the header should be 81" off the bottom plate in order to match the door header height. The header for a 6' opening should be 6X If you intend to have an opening greater than 8' I'd recomend using double trimmers to support the header. I'd also recomend using a double sill at the bottom of the window. The next thing you should tackel is the ceiling fan. wire up and install the box for it. will you be using seperate controls for the light and fan or will the single switch control everything and seperate them at the fan itself? Now it's time to hang the drywall, finish it and paint. The carpeting will come with several options. Glue down, pick and stick and standard tack strip. I'd use the tack strip because then I could use padding with it. (important for the falls I'm sure they'll have) Just tell the clerk you need tack strip for concrete when you buy it. I'd glue the tack strip down anyway. Now your ready for the ceiling fan install. It should have directions. Best of luck to you, Gerald
