CONCRETE FLOOR IN BASEMENT


PLEASE Found out after I bought my house two years ago that the seller concealed a collapsed portion of the concrete floor in an unfinished daylight basement. Good news is that I brought a forensic consultant in who said it was not a foundation issue, not part of the foundation wall, just an 8x10'portion cracked/collapsed due to some soil erosion underneath (a pipe had burst). That, coupled with the heavy furniture stored down there on that spot pushed down the concrete. Consultant said it's something I can fix myself, and I need to do that as I plan to sell this next year, and this might scare sellers away. Any warnings, suggestions about pouring concrete on this 8x10 foot area. Plan to do that then paint the entire basement floor so it looks new and is leveled again. Thanks so much. Veronica

Try acid staining instead

I'm sorry, I can't give you advise on pouring the concrete, but instead of painting the concrete, I suggest acid staining it. Painting concrete never lasts long and starts to chip and peel easily. I know you are planning to sell, but the acid stain will be much more appealing than the paint. The acid stain costs less than $1/sq. ft. to do and you can do-it-yourself pretty easily. if the floor gave way completely fill the hole with rock with-in 3-4 in of the top of the floor. drill 1/2 in. holes every 2 feet around the the hole in the concrete close to the bottom of the slab.dow 1/2 rebar (most home depots sell 1 foot pcs. of this. then get some concrete bag mix.goto the projects desk they can tell you how much you will need. then apply an apoxy concrete paint.this will hide the seams for the most part. 14 years exp in this field. good luck
