Flaking ceiling paint


How do you repair and then prevent flaking of ceiling paint? It usually occurs at the edge of the wall or under the ceiling fan. Any ideas?

Sounds like it may be a gypsum plaster ceiling. Is the house really old? You may get lucky by just scraping off the flaking paint and resealing with a product called Resene Sureseal. May be hard to come by. The product makes paint adhere and hold to gypsum plaster. If your home is not old, you may have moisture penetrating the edges of the sheetrock from the back side (under ceiling fan and edges of walls are the possible indicators). You may be able to see indication of leak from the attic over the room(s), if you have one. If you have moisture in the attic, you may just need to check your attic ventilation to make sure it is adequate and not holding moisture.

Thank you. The house is around 60 years old. Im not sure about the plaster although down in the kitchen there is wallboard in the ceiling. We do have an attic, and a new exhaust was put in a couple of years ago. We havent painted since, so that may have been the problem. Thanks for your advice, very helpful.
